Higher borrowing costs and sellers' price expectations are weighing on Germany's mortgage market. Hypoport kept Europace's nine-month volume broadly steady as savings and cooperative banks gained ground.

On October 15, Hypoport reported that Europace handled €19.04 billion in mortgage transactions during the third quarter, up 1% from €18.78 billion a year earlier. For January through September, volume reached €57.34 billion, compared with €57.13 billion in the same period of 2025. Gains at savings banks and cooperative banks helped the platform hold up as higher rates and sellers' price expectations weighed on Germany's private mortgage market. The Hypoport operating update called nine-month platform volume broadly stable.

The wider market remained under pressure, and not every financing category shared in the modest quarterly increase. Finmas, which serves savings banks, processed €9.88 billion in mortgage business during the first nine months, up 13% year over year. Europace Bausparen volume fell 14%. Hypoport shares traded higher during the session after the results.

Savings banks gain ground

Europace's transaction volume rose 1% in the third quarter and stayed broadly flat across the first nine months, just above €57 billion. Hypoport described that performance as solid against a declining overall market. The company pointed to increased private mortgage financing through savings banks and cooperative banks as a key support. Finmas, focused on savings banks, recorded €9.88 billion in mortgage volume for the nine-month period, a 13% increase.

Chief Executive Ronald Slabke credited those lenders' gains with helping defend volume as higher rates and sellers' still-elevated price expectations cooled the wider market. Hypoport's update points to a shift in which lenders are handling the financing, rather than a broad recovery in mortgage demand.

Existing homes lead financing

Most private residential financing continued to support purchases of existing homes. New construction posted the strongest growth rate in 2026, but Hypoport said that increase came from a low base. Energy-efficiency renovations remained at low levels, as did refinancing.

The mix matters. A purchase loan finances a home sale, while refinancing replaces or renews existing borrowing. Renovation financing pays for work on a property. Hypoport's figures show activity still centered on existing-home purchases, rather than a widespread pickup in housing-related credit.

What the figures capture

Transaction volume records the value of financing arranged through a platform. It does not measure Hypoport's revenue or profit, and it is not a count of homes sold. The nearly unchanged nine-month total shows that Europace maintained activity by lender channel even as the overall market contracted. On its own, that figure does not establish higher earnings or a housing-market recovery.

German mortgage borrowing remained costly in October. Interhyp put the average rate on loans with a ten-year fixed period at about 4.4% on October 15 and expected rates to stay near that level in the coming weeks. Its survey of lenders found divided expectations: 60% anticipated a decline, while 40% allowed for a further rise, according to Interhyp's October rate update.

Other indicators pointed to weaker buyer activity. Tagesschau reported that requests to buy houses and apartments on ImmoScout24 fell 7% between May and September, while rental inquiries rose 12%. In the second quarter of 2026, Germany had nearly twice as many apartment-sale listings as in the first quarter of 2022. Listings for detached and semi-detached houses were around 140% higher. The Institut der deutschen Wirtschaft attributed the increase to weaker demand and longer marketing periods, rather than a comparable expansion of the housing stock. Residential property prices rose 0.6% in the second quarter, according to Germany's Federal Statistical Office, as reported by Tagesschau.

Mortgage rates affect monthly payments and the amount a borrower can finance. Transaction volume, by contrast, records completed financing activity over a period. Borrowers can change their plans without a matching move in platform volume, and the balance between purchases and refinancing can shape activity alongside the headline total. The separate Treasury yield discussion examines investment trade-offs shaped by interest rates, a different question from mortgage demand.

Hypoport stock was up 1.07% at €70.65 at one point in Xetra trading. That intraday price is separate from the company's reported operating volume and does not establish a longer-term trend.
